Eagle Ridge

The Eagle Ridge Condominium Association is a sub-association within the Grant Ranch Master Association, located at the western edge of the Grant Ranch 493 acre planned community which is just east of the cross streets of Wadsworth and Belleview on Belleview or Grant Ranch Blvd; There are three jurisdictional locations within Grant Ranch, Denver County, Unincorporated Jefferson County and the City of Lakewood in Jefferson County.  Eagle Ridge is part of the jurisdiction of Denver County.

The Master plan for Grant Ranch called for over 20 distinct parcels (or villages) offering housing in a wide array of designs and prices. Eagle Ridge has 53 units offering four different sized condominium units in 10 buildings and enjoys views of Raccoon Creek Golf Club to the south and the 172 acre Bowles Lake to the north.

We have two association fees, one for the village sub-association, Eagle Ridge,  and one for the Master association, Grant Ranch.  Additionally, the Bowles Metropolitan  District provides many municipal services for the Grant Ranch property and Eagle Ridge Condominium Community.  Mill levies are established for Bowles Metropolitan District and added to your Denver property taxes each year.  All homeowners at Grant Ranch are subject to the Master Declaration of Covenants, Condition and Restrictions for Grant Ranch establishing the Grant Ranch Master Homeowners Association.

Parks and Open Space in Grant Ranch are operated by the Bowles District.  All of these facilities have been designed as a community wide system which includes bike paths/jogging, athletic fields, picnic areas and playgrounds.  The Grant Ranch Master Association has entered into a lease for the exclusive recreational use of Bowles Lake by Grant Ranch homeowners.  The lake lease allows non-motorized boating, sailing, fishing and swimming in Bowles lake.

Finally the Village Center is the center of our master community.  Swimming, tennis, playground, picnicking, bird watching and special events bring all the communities together.  Living near the lake and Village center you will become familiar with approaching flocks of ducks and geese, fox, coyotes, Blue Heron, raccoon's and other wildlife.  The natural areas at Grant Ranch are unique, and provide Eagle Ridge and Grant Ranch the opportunity to interact with nature throughout the year.
