1.What Does My $54 Monthly Assessment Pay For?

The most common question received both by members of the Board and Management Specialists revolves around what the $54 monthly assessment  covers. Although the  budget breaks down the expenses line-by-line, it may still not be entirely clear. The Association's largest expense by a slim margin is the operation of the Village Center. The Village Center includes the tennis courts, swimming pool, and meeting rooms. It also includes the full-and part-time staff members who operate the Village Center and all of the social and fitness events occurring there. In past years, the Village Center budget includes the expense of bringing in a professional company to provide lifeguarding and maintenance services for the pool faciliy. The Association also has several responsibilities related to the Bowles Reservoir body of water. The Association operates a marina that includes slips homeowners may rent a and also numerous paddleboats and canoes, also made available to the homeowners. The Association also owns and maintains the only power boat allowed on the Reservoir for emergency purposes.

During the summer months, the marina also has some payroll expenses related to the marina supervisor and staff that operate that portion of the facility. In addition to maintaining the marina on the Reservoir itself, the Association has a responsibility to provide annual water testing on the Reservoir to ensure that the lake activities do not affect the quality of the drinking water present in the Reservoir.

Finally, to have the privilege of owning a home in a community bordering and using the lake, the Association entered into a long-term lease with the Bowles Reservoir company and this is also reflected in the Association's budget.

The Association's next largest responsibility is to the extensive common areas that require maintenance. The Association is responsible for the expense to provide grounds care not only to the areas in and around the Village center, but also to all the streetscape landscaping along Grant Ranch Boulevard, South Jay Circle and West Dorado Drive and the two main entrances into the Grant Ranch Community.

The Association is also responsible for maintaining all the concrete and wooden walls and fences that border these main drives. The Association works in conjunction with the Bowles Metropolitan District to provide this portion of the service. You'll also notice on the budget that the Association is responsible for providing appropriate levels of insurance for all the common areas, the Board of Directors and the employees of the Association. The Association has also retained Management Specialists, Inc. to process all the Association's incoming assessments and provide basic management for all of the above-mentioned facilities. There is also a fee associated with that service.

The Association is also responsible for providing snow removal not only at the Village Center, but also for all of the sidewalks bordering Grant Ranch Boulevard, West Dorado Drive and South Jay Circle. The Association's largest annual line item includes also a transfer of funds to the Association's reserve savings accounts. All of the Association's facilities are of the variety that generate extensive long-term expenses. Maintaining and rebuilding tennis courts, and swimming pools, in particular, can be very costly. The Association, with the help of Management Specialists, Inc., has developed an extensive reserve planning tool that both predicts and plans for items such as resurfacing the tennis courts and swimming pool and repainting and re-roofing the Village Center. It also plans for the replacement or repair of all the major equipment necessary to operate the facilities. A substantial sum of money is set aside each year to be prepared for these expenses when they occur and ensure the Association's facilities remain in topnotch condition. Even if you don't regularly use any of Grant Ranch's facilities, your $45 monthly payment ensures that all the common areas are in prime condition, so that Grant Ranch remains a premiere Denver metropolitan community with the highest possible property values, which affects everyone within the community.

3. How do I make a suggestion about the Village Center or Grant Ranch?

Please submit a suggestion via the website.  Send an email to Management () or the Board Members (boardmembers@grantranch.org).   Every email will be read and a response (if necessary) will be sent back to the homeowner.

4.Will the Village Center have a fitness facility?
At this time, the Village Center does not have a fitness facility and there are no plans to add one. In the future, residents would need to vote the appropriate funds into the master association budget to finance the purchase of fitness equipment

5. Are we allowed to bring guests to the Village Center?

Village guests bring allowed we>
Grant Ranch residents and contracted buyers may bring a maximum of six guests per day to the Village Center before 3:00 p.m. and up to ten after 3:00 p.m.The cost is $3 per guest per day for residents. Guests must be accompanied by a resident host at all times, including when they are renting a boat.

Guest lists, of no more than fifteen guests, may be submitted to the Village Center Director no less than seven days in advance of the requested date. The cost per guest is $3 per guest for residents. The Village Center Director reserves the right to refuse any guest list that is submitted.Guest lists will be accepted on a first come, first serve basis. On a holiday weekend (Memorial Day, 4th of July, and Labor Day), the number of guest lists accepted may be limited.

Guests are expected to abide by all Village Center rules, regulations, and policies.  Any guest who violates any of these policies may be asked to leave the facility.

6.   Is the Village Center available to rent for a party or wedding?

The Village Center multi-purpose room, kitchen, and deck are available to rent for private functions.  The fee for the Blue Heron Room/Kitchen is $60/hr and the fee for the Deck is $30/hr.  If the facility is rented after normal operating hours, an mandatory staffing fee of $15 per hour will be charged.  A $350 security deposit must be given thirty days prior to the event and will be returned seven to ten days after the event.

The small meeting room is available for rent for functions serving up to 25 people at a cost of $10 per hour.  All food and drink must be kept inside this room; your function may not extend into the lobby area or onto the deck.  A $100 security deposit must be given thirty days prior to the event and will be returned seven days after the event.

7.Is this the only clubhouse or recreation center in the neighborhood? Are there plans to build another one?

The Grant Ranch Village Center, swimming pool, marina, and tennis courts are the only facilities available to residents of Grant Ranch.  There are no plans to build additional facilities.

8. How do I get a "membership"?

All Grant Ranch residents who are due-paying members of the Grant Ranch Master Homeowners Association, have Village Center and Bowles Lake privileges.  Residents must purchase identification cards for all members of their family over the age of nine prior to utilizing the facility.  Identification cards are available at the Village Center office at a cost of $6 per card.  Residents must show a deed of trust in order to obtain an identification card and contracted buyers must show their sales contract.

9.Is the Village Center open to the public or is it exclusive to residents?

The Village Center is exclusive to Grant Ranch homeowners and their immediate family only.   This does not include extended family (i.e. grandparents, grandchildren, independent children).

10. Why do all non Grant Ranch residents have to pay when ever they participate in any Grant Ranch activities at the Village Center, even those activities that include a high percentage of Grant Ranch residents? Can't some exceptions be made?

By strict adherence to this policy the Board chooses to have the Center remain a private vs. a public facility. As such, we are exempt from many governmental regulations that would dramatically increase the our operational cost. That expense, should we alter current policy, would be passed on in the form of higher monthly dues to Grant Ranch residents

11.Can I post garage sale signs on light posts & stop sign posts within Grant Ranch?

Garage Sales signs may not be posted to any poles or stop signs within Grant Ranch.  Signs affixed to Official Traffic Control Devices present a clear & present danger to public safety.

12.  What can I do about my neighbor's dog serenading me every morning at a very early hour?

You may report the owner & the dog by following the guidelines outlined below:

1. Jurisdiction is determined where the offending dog(s) are housed. 

Note: In all jurisdictions whether Police or Sheriff, general law enforcement officers will not customarily respond to "barking dog" complaints; only designated "animal control" officers will and that's done during their designated duty hours, approximately 18 hours/day.

2.  Remedy is to file a formal complaint with the appropriate Animal Control Enforcement Agency.
Lakewood Complainants:  Call, 303-987-7111 daily till late PM hours or message phone 303-987-7173 if after hours. An officer will call back the next day.
Denver Complainants: Call 303-698-0080 or 0076, then pressing "0" (No message service is available for Denver residents for after hour complaints)
Jefferson County Complainants: Call 303-271-5070 (during normal business hours M-F or when animal control is otherwise unavailable, messages can be left at this phone). During early evening hours and weekends: 303-277-0211, business/message phone.

13. Why do I have to pay a $15.00 boat registration fee each year for my CANOE and yet the boats at the clubhouse are free for members to use?

Private boats launched on the lake are assessed this annual fee, ostensibly to cover that cost associated with boat inspection and provide lake user rules and regulations. This assures uniformity and compliance with basic operational rules. If you have not had an inspection and been provided these services let the Village Center know and someone will schedule an inspection. (Insurance endorsements are also required.) The fees of which you spoke as "free" pertain to the absorbed rental fees that the Home Owners' Association abolished earlier this year. We did charge rental fees in prior seasons. This year however we abolished the fees to promote greater use of community owned (public) boats. There is no link between "registration" of private boats and "rentals"of public boats, each is unique unto itself.

The boat registrationfee helps defray the cost of emergency services that we provide, namely, the Grant Ranch Patrol motorboat. Additionally, patrol boat attendants and our Village Center manager are American Red Cross Certified to handle water related emergencies. This service is available during the majority of times that private boats are on the lake. Should you break a paddle or otherwise suffer from any type of on-water emergency, the patrol boat and multiple staff members are immediately available. They, along with the Office are equipped with 2-way radios and the attendants frequently scan the lake with binoculars for emergencies and other violations that they can correct. Since Grant Ranch collects all fees on all boats and then provides the above noted service, to charge a fee to ourselves would serve no purpose.

14. What is the difference between grantranch.org and grantranch.com?

Grant Ranch Homeowners' Association owns and operates  www.grantranch.org. Another website, www.grantranch.com though similar in address appearance, should not be confused with the Grant Ranch Homeowners' site. The HOA has no interest or control of www.grantranch.com and wishes to differentiate between the two sites. The Homeowners' site functions to offer and distribute official Homeowners' issues. Emails from Grant Ranch homeowners that are sent to www.grantranch.com concerning official Homeowners' Association matters may not be properly received and acted upon.
